Job Title:  Maintenance Supervisor
Salary:  $20.40 - $23.98 per hour
Reports to:  Maintenance Director
Supervises:  Not a Supervisory position

Summary: Under general supervision, oversees the day-to-day activities of a crew of workers involved in a variety of projects to construct, remodel, and/or maintain Community facilities and residences. This position is a non-exempt position.

Minimum Qualifications: Experience equivalent to three-years full time general building maintenance or closely related skilled trades work and three years of experience in the HVAC field or equivalent training. Universal EPA refrigerant certification preferred or be willing to complete courses and obtain within one (1) year of hire date. Must possess a valid Arizona drivers license and be able to meet the Community's insurance carrier requirements (see list attached to application or on website). Must successfully complete a background check.

Hiring Preference: The Community affords Indian Preference and Veterans' preference. In applying Indian Preference, preference will be given to qualified Community members, then to qualified Native Americans, and then other qualified candidates. Except as otherwise stated herein, all candidates will receive consideration without regard to race, color, sex, age, disability, religion, national origin, or other non-merit factor. Applicants wishing to claim Indian Preference must submit a Certificate of Indian Blood or proof of tribal enrollment at the time of application. All applicants wishing to claim Veterans' Preference must submit a copy of a certified Department of Defense DD Form 214 "Certificate of Release or Discharge from Active Duty."

Duties and Responsibilities

  1. Assigns daily work activities of crew members to facilitate completion of assigned projects; reviews work in progress and upon completion to ensure that projects are completed within the assigned time and in conformance with established standards, guidelines, and plans.
  2. Resolves day-to-day questions/problems from crew members regarding appropriate materials, methods, and procedures for completing projects.
  3. Performs skilled work in a variety of construction trades, including carpentry, masonry, plumbing, and electrical, to construct, remodel, and/or maintain Community facilities and residences.
  4. Reads/interprets and follows plans, blueprints, and sketches of proposed construction/remodel projects.
  5. Installs/repairs plumbing fixtures, doors, and windows; builds shelving; forms/finishes concrete projects.
  6. Performs a variety of manual and semi-skilled activities associated with gas and water/wastewater line maintenance/construction, including locating gas or water/wastewater lines, and tapping gas and water/wastewater main lines.
  7. Operates a variety of medium construction equipment, including backhoe, front end loader, and dump truck, as needed.
  8. Maintains preventative maintenance schedules and procedures for all HVAC equipment, including changing of filters and cleaning condensers and coils.
  9. Performs other job related duties as assigned.

Other Requirements:

  • Knowledge of the basic principles and practices of employee supervision and training.
  • Knowledge of materials, practices, and equipment used in gas and water/wastewater system maintenance/construction activities.
  • Knowledge of the elements of construction technology as they relate to the assigned construction, remodel, or maintenance projects.
  • Knowledge of occupational hazards and safety precautions for operating construction equipment.
  • Knowledge of the principles, practices, methods and materials used in facilities maintenance/construction work.
  • Knowledge of a variety of construction trades practices and techniques, including carpentry, plumbing, masonry, and electrical.
  • Skill in overseeing a variety of construction, remodel, and maintenance projects.
  • Skill in reviewing work priorities and current work activities to ensure compliance with established standards and timelines.
  • Skill in training subordinate personnel in all aspects of a variety of construction, remodel, and maintenance projects.
  • Skill in reading and understanding blueprints, construction drawings, and sketches used for construction, remodel, and maintenance projects.
  • Skill in understanding and following oral and written instructions.
  • Skill in establishing and maintaining effective working relationships with other Community employees and the public.
  • Skill in operating and maintaining assigned power equipment.
